Basement emergency escape

Emergency escape and rescue requirements specific to basements, including window wells, ladders, and habitable-space triggers.

When a basement needs egressR310.1#

Basements with one or more sleeping rooms require an emergency escape and rescue opening in each sleeping room. Any basement containing habitable space also requires at least one emergency escape and rescue opening, even when no sleeping room is present. Storage and mechanical-only basements are not required to have an opening.

Grade-floor allowanceR310.2.1#

Grade-floor openings and basement emergency openings with direct access to a window well may use a reduced net clear opening of 5.0 square feet. All other emergency escape openings require 5.7 square feet. Minimum clear height and width (24 inches and 20 inches) still apply.

Window wellsR310.2.3#

Window wells serving a basement egress opening must have a horizontal area of at least 9 square feet, with a minimum horizontal projection and width of 36 inches. The well must allow the emergency opening to fully open without obstruction.

Window wells deeper than 44 inchesR310.2.3.1#

A window well with a vertical depth greater than 44 inches must be equipped with a permanently affixed ladder or steps usable with the window in the fully open position. The ladder or steps may encroach up to 6 inches into the required horizontal dimensions of the well. Rungs must be at least 12 inches wide and project at least 3 inches from the wall, with spacing not greater than 18 inches on center vertically.

Bars, grilles, and coversR310.4#

Bars, grilles, covers, and screens over an emergency escape opening or well are permitted only when they are releasable or removable from the inside without the use of a key, tool, or force greater than that required for normal operation. The net clear opening dimensions apply with the cover in place or fully open.

Common inspection flags#

Typical basement egress failures caught at rough-in and final:

  • Finished basement bedroom with a hopper window that cannot reach 5.0 square feet clear opening
  • Window well shallower than 36 inches horizontal projection from the wall
  • Deep well with no ladder or with a ladder that blocks the window travel
  • Security bars over the well that require a key to release from inside
  • Finished basement home theater counted as habitable space with no egress opening at all
