When attic access is requiredR807.1#
An attic access opening is required for any attic with a clear vertical height of 30 inches or more over an area of at least 30 square feet. Smaller attics and scissor-trussed cavities are exempt.
Minimum opening sizeR807.1#
The rough framed opening must be at least 22 inches by 30 inches. Minimum clear headroom above the opening is 30 inches, measured from the top of the finished ceiling to the underside of the roof framing at that point.
Location#
The attic access must be located in a hallway, other readily accessible location, or a closet where the access does not sit directly above a fixture or appliance. Access inside a bedroom is allowed but discouraged in jurisdictions that treat it as a privacy or egress issue.
Access insulationN1102.2.4#
The attic access hatch itself must be insulated to the same R-value as the surrounding ceiling. A typical R-38 ceiling requires an R-38 insulated hatch, usually achieved with a listed hatch cover or a rigid-foam buildup glued to the attic side of the hatch.
The hatch perimeter must be weather-stripped to reduce air leakage between the conditioned space and the attic.

Where loose-fill ceiling insulation is used, baffles must be installed at the eaves to maintain clear airflow above the insulation from the soffit vents toward the ridge. The baffle must extend above the insulation and be open at both ends.
Without baffles, attic insulation blocks soffit ventilation and creates moisture problems in the attic.
Common inspection flags#
Frequent attic access failures:
- Access opening smaller than 22 by 30 inches
- Hatch uninsulated or insulated only to the manufacturer default instead of the ceiling R-value
- Weather-stripping missing around the hatch
- Eave baffles missing, compressing ceiling insulation against the roof deck
- Attic access located in a room that restricts inspector or service access
